| Commercial Terms All our commercial properties are available on either monthly licences or new full repairing and insuring leases.
Monthly licences
The term of the licence is a minimum of six months thereafter either party can terminate the agreement by giving one months notice.
The rent will be agreed prior to the commencement of the lease and is then subject to review on the 1 st January every year.
All business rates, where applicable, are payable by the tenant.
One months rent is held as a deposit by the Landlord and any costs incurred at the end of the licence in order to return the premises to their previous state of repair will be taken out of the deposit.
The use of the premises will be agreed at the commencement of the licence and any changes to this or alterations, repairs or improvements to the unit should be with prior written consent from the Landlord.
Tenants are responsible for insurance of all contents.
A service charge is applicable on the Industrial Estates and includes the upkeep and maintenance of all the common areas.
Any tenants causing complaints, nuisance or disregard for the rules of the Estates will be given 7 days to rectify the situation, failure to comply will result in 4 weeks notice to leave the premises.
A charge of £40 per month will be incurred for any rent remaining unpaid for 28 days.
These terms are not exhaustive and are subject to change and modification at the Landlords discretion. Terms vary between properties.
Leases
A number of properties are let on a full repairing and insuring lease basis. Terms are subject to negotiation between the Landlord and Tenant but are generally based on a standard business lease. The incoming tenant is responsible for the Landlords legal costs incurred for the preparation of the lease.
